Buccaneer Beach Club Bahamas, LLC (a U.S. company) is seeking $1.2 million to develop Phase II of the planned development. We have successfully raised sufficient capital to finance phase I, which entails renovation of the Beach Bar & Restaurant, while Phase II is the renovation of the four unit Lodge, six additional cottages, a pool and recreational amenities. Buccaneer Beach Club Bahamas, LLC (U.S. Company) has entered into a "Stock Purchase Agreement" to acquire a property on Long Island Bahamas currently known as Beach Bungalows & Bone Fishing Lodge. This acquisition offers a unique investment opportunity in a growing market with potential for significant returns through resort operations, vacation club sales, and property appreciation.
The property spans 3 acres in size with 220 feet of beachfront, and includes a Beach Bar & Restaurant, Lodge with 4 guest suites, a maintenance building, and approvals to add 20 additional guest suites.
Th acquisition is structured over five years, totaling $120,000, with incremental payments to the seller and Inland Revenue. The Seller shall retain a five percent profit interest, ensuring their continued involvement in the success of the propertyring their continued success of the property.
We intend to use the proceeds to complete the acquisition, renovate the beach bar & restaurant, renovate the lodge, build 4-6 additional guest cottages similar to the rendering on left, & a pool.

At the Buccaneer Beach Bar & Resort our beach bar & restaurant is only feet from the water, we will feature a Bahamian fusion restaurant in a casual atmosphere that will be fun and vibrant. The guest cottages will be beautiful with 24 when completed, and will be marketed as a 3.5 star property.
There is never a dull moment at The Buccaneer, live music, sailing, kayaks, beach volleyball, water, skiing, fishing, pickle ball and yoga and wellness programs by the pool. Enjoy exploring the island by bike, or let us arrange a motorized tour. Be busy, or just enjoy the "art of relaxation".
The Buccaneer has a multi-channel source of revenues: food & beverage, room rentals, vacation club sales, activity charges, and day use passes. We expect a combined net profit margin of 35%.
We have a diversified management team with over 200 years of experience in all phases of the hospitality business, real estate for site selection, construction and development, marketing, food & beverage, resort operations, and vacation club sales.
The resort will be developed in phases, phase 1 the re-opening of the beach bar and restaurant, phase 2 the renovation of the existing guest suites, 3-6 additional cottages, and a pool. Phase 3 will add additional cottages, and phase 4 will add a pier and dock to attract the sailing community. We expect the beach bar & restaurant to be open in 60-90 days, and phase II completed in 6 months.
The beach bar & restaurant will market itself toisland residents & day trippers to the island, as well as workers and guests to the $500 million Port St George development 4 miles away. Pre-marketing of the guest suites & cottages will start immediately as we seek to receive guests in December of 25. Marketing will largely focus on the U.S. travel market.
Long Island is spectacular in many ways, 85 miles long, a population of 3,000, pristine beaches, historical sites dating back to discovery by Columbus, and natural sites like Deans Blue Hole, pictured left, and one of the deepest blue holes in the world, a beautiful coastline, and a place to enjoy the "art of relaxation".
We have this property under contract, own a 30 acre ocean-front site on Barbuda which we are putting together the financing plan to develope the property, and completing "due diligence" on a resort on Antigua. The goal is to finance each property independently, under a holding company format, ultimately to own a portfolio of unique boutique resorts.

Investors will own 25% of the equity of the Company based upon a $4 million valuation, and shall receive a ^% dividend payable annually at the end of each year.
