Buccaneer Beach Club Bahamas, LLC (a U.S. company) is seeking $1.2 million to acquire, renovate, and expand an existing resort on Long Island, Bahamas. Phase I entails the renovation of the Beach Bar & Restaurant, while Phase II is the renovation of the four unit Lodge, six additional cottages, a pool and recreational amenities. Further expansion will be financed out of organic cash flow. Buccaneer Beach Club Bahamas, LLC (U.S. Company) has entered into a "Stock Purchase Agreement" to acquire a property on Long Island Bahamas currently known as Beach Bungalows & Bone Fishing Lodge. This acquisition offers a unique investment opportunity in a growing market with potential for significant returns through resort operations, vacation club sales, and property appreciation.
The property spans 3 acres in size with 220 feet of beachfront, and includes a Beach Bar & Restaurant, Lodge with 4 guest suites, a maintenance building, and anticipated approvals to add 20 additional guest suites.

The acquisition of the property is structured over five years, totaling $120,000, with incremental payments to the seller and Inland Revenue. The Seller shall retain a five percent profit interest, ensuring their continued involvement in the success of the property.
We intend to use the proceeds to renovate both the beach bar & restaurant, the four suite lodge, build 6 additional guest cottages similar to the rendering on left, construct a pool, and finance marketing associated with vacation club sales.
Beach Bar & Restaurant:
2,400 sq. ft. interior space, 500 sq. ft. patio, seating for 100.
Four 400 sq. ft. studio units with kitchenettes and screened porches, with expansion potential to add 20 additional units over our existing 3 acres.
Our deck is literally 20 feet from the waters edge, we are minutes from the airport, and adjacent to several mid sized residential developments, and a short drive to other island resorts.
At the Buccaneer Beach Bar & Resort our beach bar & restaurant is only feet from the water, we will feature a Bahamian fusion restaurant in a casual atmosphere that will be fun and vibrant. The guest cottages will be beautiful with 24 when completed, and will be marketed as a 3.5 star property.
There is never a dull moment at The Buccaneer, live music, sailing, kayaks, beach volleyball, water-skiing, fishing, pickle ball and yoga and wellness programs by the pool. Enjoy exploring the island by bike, or let us arrange a motorized tour. Be busy, or just enjoy the "art of relaxation". With all of this we are also focused on providing "Eco-Tourism", as we endeavor to create a "green" and environmentally friendly resort through the use of solar and other environmental efforts.
The Buccaneer has a multi-channel source of revenues: food & beverage, room rentals, vacation club sales, activity charges, and day use passes. We expect a combined net profit margin of 35%.
We have a diversified management team with over 200 years of experience in all phases of the hospitality business, real estate for site selection, construction and development, marketing, food & beverage, resort operations, and vacation club sales. Additionally, we utilize "outsourced" services such as Grace's Distinctive Properties with a data base of 17,000 tour operators and travel agents, The Brandman Agency for public relations to "A" list publications, and other professionals with expertise in other segments of the hospitality industry.
The resort will be developed in phases, phase 1 the re-opening of the beach bar and restaurant, phase 2 the renovation of the existing guest suites, 6 additional cottages, and a pool. Phase 3 will add additional cottages, and phase 4 will add a pier and dock to attract the sailing community. We expect the beach bar & restaurant to be open in 60-90 days, and phase II completed in 6 months.
The beach bar & restaurant will market itself to island residents & day trippers to the island, as well as guests at other island resorts and guest houses Pre-marketing of the guest suites & cottages will start immediately as we seek to receive guests in December of 25. Marketing will largely focus on the U.S. and Canadian travel markets.
Long Island is spectacular in many ways, 85 miles long, a population of 3,000, pristine beaches, historical sites dating back to discovery by Columbus, and natural sites like Deans Blue Hole, pictured left, and one of the deepest blue holes in the world, a beautiful coastline, and a place to enjoy the "art of relaxation". The island features year round temperatures averaging 78 to 87 degrees Fahrenheit, and receives daily flights from Ft. Lauderdale, & Nassau Bahamas, as well as daily ferry trips. Certain busy times can have 6 or 7 daily flights and multiple ferry trips.
We anticipate utilizing approvals to build 24 suites (cottages), we intend to add a pier and docking capability to allow us to attract boating enthusiasts (Bahamas is huge sailing & boating destination, and Long Island is host to the second largest regatta in the Bahamas), and to apply for permission to build "over the water" bungalows. We believe that we can acquire adjacent property and expand beyond our initial plan, should that be desired.

Investors will own 40% of the equity initially, and are entitled to 40%% of cash distributions, as well as any sale proceeds should a sale take place. Investors shall receive distribution priority, paid first based upon the ultimate capital raised. Distributions are payable annually at the end of each year based upon actual distributable cash flow. Our "Pretax" numbers represent distributable cash flow of $4,408,632 after we have retained $1,550,000 of cash flow for expansion. Anticipated returns are based upon anticipated distributions, together with property appreciation, particularly as our expansion plans unfold.
